Goodyear's plant at 388 Goodyear Road is partway through a $575 million expansion that the federal government announced in August 2024 as creating 200 new jobs by 2027 and securing more than 1,000 existing ones. The suppliers and trades feeding that operation sell to other businesses, not to people walking past a storefront, and a project that size means new ones are getting checked out online before anyone picks up a phone. Four blocks away on Dundas Street, it's a different Napanee entirely: shops, restaurants, and services selling directly to the people who live here or are passing through.

A site built for a contractor supplying local plants needs to lead with capability, service area, and how fast you can respond, because a buyer checks a supplier from a desk on a Tuesday morning. A site built for a downtown shop needs hours, parking, and photos up top, because that visitor is deciding whether to walk in the door right now. Building both the same way undersells one of them.
On the 401, closer than you'd think
